What Buyers Need to Know

  • About half of Marin’s September sales closed over list, and the typical home sold at asking. List price is a closer guide to final price here than in Oakland or San Francisco.
  • Novato homes took a median 28 days to go into contract, the longest of the seven towns. That window can mean more time to compare homes before deciding.
  • Larkspur’s 12% premium comes from 8 sales, so a single month there is worth reading alongside the next few.

What Sellers Need to Know

  • Days on market dropped across most of Marin, with Sausalito falling from 30 to 14 and San Rafael from 24 to 16. Faster sales did not come with bigger premiums, so pricing close to recent comps remains the norm.
  • Tiburon saw more sales go over asking (53% vs. 29% in August), though the typical premium stayed under 2%.
  • San Rafael closed 66 sales, the most of any Marin town, which gives sellers there a deep set of recent comps to price against.
