What Buyers Need to Know

  • In Noe Valley, Central Richmond, Potrero Hill and Bernal Heights, more than 9 in 10 September sales closed over list. Recent sold prices give a more realistic budget picture than list prices in these neighborhoods.
  • South Beach and Nob Hill sold at or slightly under list, and South Beach homes took a median 31.5 days to go into contract. Both offer more time to compare options and more room to negotiate.
  • The Marina’s $4.33M median comes from just 10 sales, so it reflects which homes sold more than where the neighborhood is heading.

What Sellers Need to Know

  • Pacific Heights went from 27% of sales over asking last September to 78% this September. Buyers there are paying above list far more often than a year ago.
  • In condo-heavy South Beach, median days on market doubled from August to 31.5. Pricing near recent sold comps matters more where homes sit longer.
  • In the single-family neighborhoods shown, homes went into contract in a median 11 to 13.5 days, close to the citywide 12.
